The RWA Tokens List for 2026: What's Actually on It, and How to Read It

A real-world asset (RWA) token is a claim on something that exists off-chain — Treasuries, private credit, real estate, commodities — wrapped in a transferable on-chain instrument. By 2026 the category has settled into four recognizable clusters: tokenized government debt, private credit funds, property-backed tokens, and tokenized share classes of traditional funds. What follows is not a ranking and not a live list. It is the map of how the 2026 list is organized, which names anchor each cluster, and how to tell near-identical products apart before you send money.

Tokenized Treasury and Money Market Products

These are the easiest RWAs to understand. You hold a token, the issuer holds short-duration government debt or a money market fund, and yield flows to token holders after fees. BlackRock's BUIDL fund, Franklin Templeton's on-chain money market fund, and Ondo's USDY and OUSG all sit in this cluster.

What separates the two Ondo products

USDY is a yield-bearing token backed by short-term Treasuries and bank deposits, offered to non-US persons in many jurisdictions. OUSG is the fund-share version aimed at qualified buyers. The distinction is not cosmetic: USDY is built to be more broadly transferable, while OUSG carries accreditation-style restrictions. If you are outside the US and want Treasury exposure you can actually move between wallets, that difference decides which product you can hold at all.

Where people get tripped up

Marcus, a reader in Lisbon, bought a tokenized Treasury product in early 2026 assuming he could move it to any wallet the same day. He could not. Transfers required allowlisting, which took two business days. Nothing was lost. His weekend plan was.

Private Credit and On-Chain Lending Tokens

Tokenized private credit funds pool capital and lend it to businesses; the token represents a share of the fund. Yields run higher than Treasuries because the underlying borrowers carry more risk. That is the trade, not a flaw in it.

Reading the yield correctly

A headline APY on a private credit token usually reflects gross portfolio yield, not what lands in your wallet. Management fees, idle cash drag, and default provisions all come out of it. Compare net figures, not marketing numbers.

Liquidity is the real question

Some of these tokens redeem on windows measured in days or weeks. Others have secondary markets thin enough that a large sale moves the price. Before sizing a position, find out how you would exit, and how long that takes.

Real Estate and Property-Backed Tokens

Fractional property ownership is the oldest pitch in the RWA space and still the messiest. Structures vary: some tokens represent equity in a property-holding entity, some represent debt secured by property, some are closer to a fund share. Two tokens with similar names can carry completely different legal claims.

What to check before buying

  • The legal wrapper — SPV, fund, or trust — and the jurisdiction it sits in
  • Whether the token confers ownership, a debt claim, or only a revenue share
  • Who the custodian or property manager is, and what happens if they fail
  • Redemption terms: can you sell, or are you locked in until the property sells?

Tokenized Funds From Traditional Managers

Large asset managers have mostly tokenized existing fund products rather than building new ones. Franklin Templeton's money market fund is the long-running example. The appeal is boring and real: a regulated fund with an on-chain share class.

Why this cluster matters for 2026

Institutional familiarity is the point. A tokenized share of a fund that already has an audit trail and a known manager removes a layer of due diligence that crypto-native products cannot skip.

How to Build Your Own RWA Tokens List

Do not copy a static list from any article, including this one. Products change, and a list published in January can be stale by June.

A repeatable filter

Start with the legal claim. Then the issuer. Then liquidity. Then yield, in that order. Most bad outcomes in this space trace back to someone picking the yield first.

Position sizing for real assets

Treat RWA tokens like the assets they represent, not like altcoins. If you would not put 40% of your portfolio into a single private credit fund in TradFi, do not do it here either. Marcus did not lose money on his Treasury token. He learned that on-chain does not always mean instant.

Frequently asked questions

Is Ondo the same as a tokenized Treasury fund?

Ondo issues products like USDY and OUSG that hold short-term Treasuries and similar instruments, so it belongs in the tokenized Treasury cluster. It is not a fund in the traditional sense, and the two products have different access rules. Check which one you qualify for before assuming they are interchangeable.

Do RWA tokens pay dividends or interest?

It depends on the structure. Some accrue value into the token price, some distribute periodic payments, and some route yield through a separate mechanism. Read the offering documents for the specific product. The word "yield" on a website tells you almost nothing about how you will receive it.

Are RWA tokens regulated?

Partly, and inconsistently. Tokenized funds from established managers typically fall under existing fund regulations in their home jurisdiction. Crypto-native products may operate under lighter frameworks or none at all. The issuer's regulatory status does not automatically protect you as a holder, so treat it as one signal among several.

What is the biggest mistake people make with RWA tokens?

Chasing the highest advertised yield without checking redemption terms. A product yielding several points more than a Treasury token is usually compensating you for something — illiquidity, credit risk, or both. Find out what that something is before you commit capital.

Pick one product from the list above and read its offering document end to end before you buy anything. That single habit will teach you more than any list.
